The overall intention of this project is to create a model residential Emirati neighborhood of 600 individual houses and associated community facilities. It places an emphasis on tradition by using a courtyard design for each house and by incorporating Sikkas (pedestrianized inner streets) and Baharas (miniature local parks and plazas) to produce some of the characteristics of a traditional Fareej or neighborhood.
The project includes complete infrastructure and community resources, as well as schools, mosques and an integrated transport plan. This will be according to the Plan Al Ain 2030: Urban Structure Framework. The villas will have an average ground floor area of 430 square meters, on plots of 1,080 square meters, and will be divided into four or five bedroom types. KEO is providing complete turnkey design services, which include the master and infrastructure plans, as well as the architectural designs for the villas. Three designs are to be provided for the courtyard villas in the case of four bedroom units and three different designs for units of five bedrooms. In addition to this, KEO is to supply a choice of three elevations for each type of villa. KEO’s responsibilities at Ghareba - Shamal Al Shuaibah also cover quantity surveying, cost planning, construction management, and supervision of the entire project.
