Action Real Estate Company (AREC) is developing a 4-star hotel in Sharq Area, located in the heart of Kuwait City. The project is located in Block 8, Plot 175 and will cover an area of 1,050 square meters. The project site is designated as an investment area and the allowable Floor Area Ratio (FAR) is 400 percent, in addition to 200 percent for hotel services. The hotel is planned to offer high standard amenities such as world-class food and beverage, a roof pool and deck, a retail area, a business center, executive lounges, and a health club. The development will be under the brand name of Novotel and managed by the brand operator, ACCOR.
The project consists of 3 design components including: a multistory car park to accommodate approximately 81 parking space that includes the car entry and exit; the podium levels to accommodate the hotel services including both the front and the back of house services; and the guest rooms tower.
An automated car parking system will provide parking on multiple levels, stacked vertically to maximize the number of parking spaces while minimizing land use. This is an Intelligent Mechanical System, where cars are transported to and from parking spaces rather than being driven.
