Adhering to the framework of the established Urban Design Guidelines, this 17 storey residential tower is located in Mohammed Bin Zayed City, Abu Dhabi. It consists of a 15 storey residential building set above a 2 storey townhouse podium. The double height entrance lobby provides access to all six duplex townhouses, as well as to the central elevators which serve the residential apartment building above. The first floor of the podium houses a fitness center with a children’s indoor play area, and there are three levels of basement parking. The residential building accommodates 70 residential apartments comprising of two and three bedroom units. Situated at the top of the building, with commanding views of the city, is a four bedroom duplex penthouse. All units have been specially designed with their living spaces facing the open surroundings to the west or east, in order to avoid directly facing neighboring buildings to the north and south. The façade maintains a strong residential character, with stone cladding for the podium and minimal glass openings for the tower, providing sufficient daylight for the internal spaces without generating excessive heat gain.
