The Saraya Bandar Jissah Development is a mixed-use luxury development where two high-end five-star resort hotels are envisioned, along with 356 luxurious residential units in addition to recreational and leisure facilities. The residential zones have been divided into five zones (Zone 1, 2, 3, 5 and 8) mostly falling within the site valleys, except for Zone 8 and parts of other zones which are secluded at the top of mountains. Residential types will vary from villas to townhouses and duplex apartments, each offering high-end luxury.

The lagoon and valleys are centrally located within the development site. From the highest point, two dry valley systems, planted with indigenous species, flow towards the center of the site. Where they begin, water is introduced and small streams encircle a park. The streams in turn feed a large lagoon, with a central residential island, ending just before the beach. The valley and lagoon system also provide a safe route for annual flood waters, directing them away from property and towards the sea. The lagoon will only be an aesthetic feature and will not be used for swimming or navigation.
